What does a report cost?

Pricing is fixed and shown upfront before you order – no quotes, no callbacks. The exact price depends on the report type or service type and the property, so search the address and you’ll see the price for every report available on that property before you commit to anything.

Why is a report free or discounted on some properties?

Accepted Answer

On some properties, the seller or their agent has arranged reports upfront and covered some or all of the cost, so serious buyers can get straight to the information. If you see a free or discounted report on a property, it was completed by the same panel of independent inspectors as every other report on Before You Buy – the only difference is who paid for it.

Can I order a report on any property?

Not every property, no. What’s available depends on how the seller has set up their property – on some properties you can order instantly, on others reports are arranged through the sales agent. Search the address to see your options for that property. If nothing’s available, get in touch and we’ll see what we can arrange.

How does cash back work, and when do I get it?

Accepted Answer

On eligible properties, the report you’ve bought is offered to every other buyer who hits ‘Purchase a report’ on that property.com.au page. Each time one of them buys it, you get money back – up to four times. You’ll see whether cash back applies to a property before you order, and we’ll notify you each time your report is repurchased.

What happens to my report after I’ve read it?

It stays in your account – you can re-read, download and share it with your solicitor or lender whenever you need to. On eligible properties, it’s also made available to other interested buyers on that property’s property.com.au page, which is what makes cash back possible. Your report keeps working after you’ve read it.

Will my name be on the report other buyers see?

Accepted Answer

No. The report is about the property, not about you – other buyers see the inspector’s findings, not who ordered it. Your details are never shared with subsequent purchasers.

Who writes the report?

Every report is completed by a vetted, insured, independent professional from our panel of 600+ inspectors. Before You Buy doesn’t do the inspections ourselves, which is exactly the point – you get an independent opinion, not the seller’s.

Does the seller or agent see my report?

Accepted Answer

If the seller arranged the report upfront, they and their agent already have it – that’s disclosed on the property. If you ordered the report yourself, the findings are yours; the agent may be notified that a report was purchased on their property, but the report itself isn’t handed over.

Can I still use the report if I don’t buy the property?

Accepted Answer

Yes. The report is yours regardless of what happens with the sale – and missing out doesn’t cancel your cash back. If the property was eligible, your report keeps earning each time another buyer purchases it, even after you’ve moved on to the next property.

I’m the owner – can I order a report on my own property?

Accepted Answer

Yes. You’ll see the same Purchase a report button on your property’s page on property.com.au, and owners get a discount off the report price. Prices vary by property and by inspector, so you’ll see exactly what you’ll pay before you order – it’s the same panel of independent inspectors and the same report a buyer would get, you’re just getting it first.

Most owners do it before they list. You find out what a buyer’s inspector would find while you still have time to fix it or price for it, and interested buyers can purchase a copy of your report through Before You Buy – so they get the information on day one instead of you waiting two weeks for someone else’s inspection. Fewer surprises late in the campaign means less room for price chipping at the pointy end.

The report is yours either way. If you decide not to sell, it just stays in your account.
